How accurate is this calculator?
The title premium, documentary stamps, intangible tax, and recording figures follow the actual Florida formulas (Rule 69O-186.003 and the statutory tax rates), including Miami-Dade's surtax distinction. What it cannot know are your lender's charges, prepaids, prorations, association fees, and transaction-specific service fees — those appear on your official quote and settlement statement.
Why doesn't it show lender fees?
Lender charges come from your lender's Loan Estimate and vary enormously by program. This calculator owns the title-side math — combine it with your Loan Estimate for the full cash-to-close picture, or request an official quote and we'll coordinate the figures.
What is the reissue credit toggle?
Florida's promulgated schedule includes reduced 'reissue' rates when a qualifying prior owner's policy exists. Toggle it on with the prior policy amount and the calculator applies the reissue tiers up to that amount — eligibility is confirmed by our team from the actual policy.
