What 'attorney-supervised' changes at the closing table

Most closing problems are legal problems wearing a scheduling costume: a payoff that doesn't match, a signer without authority, a survey showing the fence on the neighbor's land, a last-minute addendum nobody reviewed. A conventional title agency stops at 'we can't close.' Our files get same-day supervisory review inside the title company, the issue gets named honestly — and where legal advice or documents become necessary, you can engage the separate law firm directly (deed corrections, powers of attorney, entity resolutions), at fees the firm determines.

You also get documents prepared with legal precision in the first place, which prevents most of those problems from existing.

How long does a Florida closing take?

Cash deals commonly close in two to three weeks; financed deals typically run thirty to forty-five days driven by the lender's timeline. The title work is rarely the bottleneck when it starts on day one — which is our standard.

Do I have to attend closing in person?

No. Florida permits mail-away closings and remote online notarization for many document types, and we regularly close for out-of-state and international parties. Tell us early so the signing logistics are built into the schedule.

What should I bring to closing?

A current government-issued photo ID, any documents we've asked for (trust certificates, entity resolutions, POAs), and your closing funds sent by verified wire — never bring wire instructions from an email without calling us to confirm them first.

Can you close a deal that's already in trouble?

Often, yes. Problem files — title defects, estate sellers, expiring rate locks, deposit disputes — are where attorney supervision earns its keep. Use the title-defect escalation lane and we will triage it quickly and honestly.
