Who We Serve

FSBO: no agent doesn't mean no professionals

Selling without a listing agent can make sense — you know the buyer, you're saving the commission, the market is doing the marketing. But the closing itself is exactly as complicated as everyone else's. That part, you hire out.

What Milestone Title handles in a FSBO closing

  • Escrow: a neutral, disciplined home for the deposit
  • Full title search, municipal lien search, and estoppels — the diligence a buyer's agent would normally be pushing for
  • Settlement statement preparation: payoffs, prorations, doc stamps, every figure balanced
  • Closing document coordination and signing logistics
  • Recording and post-closing follow-through

The FSBO failure modes we prevent

FSBO deals mostly die (or detonate later) in predictable places: a contract cobbled from internet forms that doesn't say who pays for what; deposit handling between the parties themselves; missed FIRPTA on a foreign seller; an open permit discovered the week of closing; deed and stamp mistakes from DIY paperwork. A professional closing team turns each of those into a checklist item.

One boundary matters: as the title and closing team we don't represent either side in negotiating the deal. When you want advice — contract terms, disclosure duties, a buyer pushing something odd — that is attorney work, and Muroff, Milestone & Milestone, P.A. can represent you under a separate engagement. Many FSBO sellers pair a flat-scope attorney review with our closing services and still come out far ahead of a listing commission.

Questions

Frequently asked

The buyer has an agent but I don't. Who runs the closing?

The contract designates the closing agent. If it's Milestone Title, we coordinate both sides' logistics neutrally — documents, deadlines, figures — while the buyer's agent does their side's legwork. You get the same file visibility Realtors get.

How do I know the buyer's deposit is real?

Because it sits in escrow, not in promises. We confirm receipt of the deposit into the trust account and the contract governs its fate from there — the FSBO seller's single best protection against a flaky buyer.

Can you prepare the deed?

Deed preparation is legal work — it is prepared through the law firm, priced flat for standard conveyances, and coordinated seamlessly with the closing so you never feel the seam.
