Transparent pricing

Flat bands, published in daylight. One table for everyone.

Florida sets the insurance premium by rule and the taxes by statute — the only numbers a title company controls are its own fees. Ours are flat within published bands, identical for every client and every agent, with real savings when the law firm and title company work your file together.

The Milestone settlement fee

Published for everyone. Quoted flat, in writing, for your file.

Every residential closing — purchase, sale, or refinance

$895$1,250

Where your file lands in the corridor depends on the work it actually carries — cash versus financed, entities and trusts at the table, number of payoffs, coordination load. Your exact figure is quoted in writing before we start, it’s flat, and it does not move at the closing table.

Repeat clients: Repeat clients may receive a reduced settlement fee, considered case by case. The courtesy follows the client who closed with us before — never a referring agent, never referral volume.

Above $3M · Commercial · Complex

Written quote

Above $3M, commercial, and complex-entity files: written quote before we start — never a surprise after.

Every closing includes

  • Settlement / closing coordination, start to finish
  • Escrow administration with verified-wire discipline
  • Settlement statement preparation and balancing
  • Closing document coordination and signing logistics
  • E-recording submission and post-closing tracking
  • Portal access with the live ten-step tracker
  • Attorney-supervised file review throughout

The never list

  • No 'processing' or 'handling' add-ons invented at the closing table
  • No email, courier, or 'technology' junk fees stacked at signing
  • No different price because of who referred you — nobody gets a secret rate, so nobody pays for one
  • No surprise increases between the written quote and closing day on our fees

The Under-One-Roof Bundle

Title + law firm on one file = the discount no one else can copy

Use Milestone Title for the title work AND Muroff, Milestone & Milestone, P.A. — a separate firm, engaged directly — for the closing's legal work, and the service-fee side gets bundle pricing: savings no standalone title company can structurally match.

The honesty clause: Florida’s promulgated insurance premium can never be discounted — by us or by anyone. Bundle savings apply to service and legal fees, where discounting is lawful. Anyone offering to “discount the premium” is telling you something about how they operate.

What the bundle buys you

  • • Two specialized firms coordinating directly — engagement to engagement, not through a phone tree
  • • Legal issues identified early in the title file, with the law firm one direct engagement away
  • • Combined service-fee pricing, quoted in writing
  • • Disclosed affiliation, always optional — use any attorney or any title company you prefer

The part nobody controls

The premium scales with the property — by state rule, identically everywhere

This is why a $3M closing already pays more than a $250k one before any settlement fee: Florida's promulgated schedule. Same at every title company; ours just comes with attorneys.

Pricing questions

Asked constantly, answered plainly

Why a range instead of one single number?

Honesty about the work. A cash condo closing and a financed purchase with a trust buyer and three payoffs are not the same file — so the settlement fee lives in a published corridor, $895 to $1,250, and your file's exact figure is quoted in writing before we start and does not move at the table. The range is public so nobody negotiates from the dark; the quote is flat so nobody gets surprised.

Do repeat clients get a break?

Case by case, yes — clients who have closed with us before may see a reduced settlement fee on their next file. One line matters here: the courtesy follows the CLIENT, never a referring agent and never referral volume. An agent's tenth deal with us earns their client nothing special; a client's second closing with us might. That distinction is federal law (RESPA §8), and we keep it bright.

Doesn't the price of the house already change what I pay?

Yes — through the title insurance premium, which Florida sets by rule and which scales with the policy amount ($5.75 per $1,000 on the first $100,000, and so on). That state-set schedule is identical at every title company. The bands cover the one thing we actually control: our settlement fee.

How does the Under-One-Roof Bundle work?

When Milestone Title handles the title and settlement work AND Muroff, Milestone & Milestone, P.A. is engaged for the closing's legal work, the service-fee side is bundled at a better combined price. One important honesty note: the state-promulgated insurance premium can never be discounted — by us or anyone. Bundle savings live on the service and legal fees, where discounting is actually lawful.

Is the bundle some kind of referral scheme?

The opposite. It's a consumer discount for choosing two services from openly affiliated — but separate — providers, disclosed as an affiliated business arrangement, never required, and never tied to who sent you. You are always free to use our title services with any attorney, or the law firm with any title company. Each firm is engaged separately and remains solely responsible for its own work; the bundle prices the coordination, not a combination.

Is the table really the same for a Realtor's client as for anyone else?

Identical — every client, every agent, every file. Federal law (RESPA §8) prohibits paying for referrals; our answer is structural: one published table means there is nothing to referee and nothing to hide. See the Realtor Program Disclosures.
