The custom flip, explained
In Broward and Miami-Dade, buyers typically choose title and pay the owner's premium. In Palm Beach County, custom runs the other way: seller pays, seller picks. It is custom, not law — the contract always controls — but pricing a listing, writing an offer, or building a net sheet with the wrong county's assumptions produces real-money surprises. Our calculators and net sheets apply the correct county default automatically and let the contract override it.
