How it works
The remote closing, step by step
Florida authorized remote online notarization by statute, effective 2020 — Chapter 117, Florida Statutes. The machinery is arguably stricter about identity than the conference-room version.
STEP 01
The RON session
You appear before a Florida online notary in a secure audio-video session. Identity is verified through credential analysis of your government ID plus knowledge-based authentication — a stricter identity check than most in-person signings — documents are signed electronically, and the session is recorded and retained as Florida law requires.
STEP 02
The eligibility pre-flight
Not every document in every transaction is RON-eligible: lender rules, underwriter requirements, and certain instruments can require ink or witnesses. We confirm eligibility for your document set up front and stage hybrid signings — RON plus mail-away ink — when a package mixes both.
STEP 03
Funding, under the standing rules
Closing funds move under the same wire discipline every Milestone file gets: wiring instructions never change mid-transaction, and changes are never communicated by email alone. Milestone SafeFunds documents the entire posture.
STEP 04
E-recording with the county clerk
After funding, documents e-record in the official records of the county where the property sits — any of Florida's 67 — and the file isn't closed internally until the recording confirmations are in it.

Is a remote closing legal in Florida?
Yes — Florida authorized remote online notarization by statute, effective 2020 (Chapter 117, Florida Statutes), with strict requirements for identity proofing, technology, and record retention. Florida is among the national leaders in RON adoption, and we have closed files this way across the state for years.
How does the remote signing actually work?
By secure audio-video session with a Florida online notary, on a Florida-approved platform. Identity proofing runs two layers most in-person signings never attempt — credential analysis (forensic automated inspection of your government ID) plus knowledge-based authentication (a timed personal-history quiz). Fail either, and the session doesn't proceed. Documents are signed electronically with tamper-evident sealing, and the session recording is retained as Florida law requires.
Can my whole closing be done remotely?
Often, but it is document-and-lender specific: cash deals are the most flexible, and financed deals depend on the lender's and underwriter's RON policies. Tell us early that you want a remote closing and we will engineer the signing plan around what is eligible — staging hybrid signings (RON plus mail-away ink) when a package mixes both.
How does recording work when the property is across the state?
Electronically, county by county: Florida records at the county level, so after funding we e-record with the clerk of the county where the property sits and confirm actual recording — not just submission — before the file is closed out. Do you ever close in person?
